JLL’s Indianapolis Office Project Development Services (PDS) completed 46 different projects in 2015 totaling almost $9 million dollars. The projects ranged from small office renovations to 15 new T-Mobile Retail Store openings, and two new buildings. Indianapolis Project Managers were also able to save their clients an average of 260% of the PDS management fee.

JLL_Indy_HumphreysJeff Humphreys (VP of Project Management) attributes this to value engineering, past project experience, and JLL’s synergy program that offers deep discounts on construction materials & services. Cost isn’t the only thing Project Managers saved their clients, however. There were multiple clients that needed to occupy new offices within 30 days of executing their leases that PDS was able to accommodate. How did they accomplish the work? For specifics, contact the JLL Indy PDS team, but their knowledge of the building permit process and General Contractor relationships allowed them to pull off these challenging requests. When asked what he is proudest of Humphreys notes, “Hiring longtime colleague and friend Mike Gresham was huge for the Indianapolis Office.

He brings more value than typical Project Managers because of his extensive construction knowledge. This helps him save clients more because he can direct a General Contractor or Architect on the best methods to complete a construction project”.

With a successful 2015i on the books, 2016 is already looking strong for Indianapolis’ PDS team. Mike is working on a multi-million dollar renovation for Raytheon’s campus on the east side of Indianapolis and both Mike and Jeff are managing the 75,000 square foot Sallie Mae office build at Woodfield Crossing.

PDS Completes Two New Buildings in 2015

Humphreys also completed two ground up buildings in 2015. The first was a 5,500 square foot headquarters for LeadingAge of Indiana on the north west side of Indianapolis at 96th and Technology Blvd near Dow’s Campus. The project was originally planned to be a “turnkey” project with the land owner, constructing the building, as well as selling LeadingAge the land.

But the project began to stall as the costs went above original budget once final design was priced. JLL Indy’s PDS was brought in to determine if they could find ways to reduce the construction cost with little change to the original design. Humphreys was able to reduce the construction costs by over $200,000 on the $1.3 million dollar project. These savings allowed LeadingAge to cover the cost of their relocation, FF&E, A/V, Security, and data cabling for what they originally thought it would cost to just construct the building.

The 2nd building is a 12,000 square foot manufacturing facility in Greenfield, built for Applied Fabricators. Applied Fabricators is sheet metal fabricator that leased their previous facility near 96th and Hague Rd on Indianapolis’ north east side. Owner Brandon Reeve wanted to take advantage of the long term value of owning his facility instead of renting. JLL assisted Brandon in the site selection with the help of Brian Seitz and ended up selecting Alliance Interstate Park near Mt. Comfort Rd and I-70. JLL’s PDS department provided full project management services for the construction and were able to complete the project on time and within budget.
